Mortgage lending decreases by 25% to UAH 1.5 billion in January

In January, Ukrainian banks issued 718 mortgage loans totaling UAH 1.5 billion, which is 25% less than in December 2025 (UAH 2 billion).

This is evidenced by the data of the monthly Mortgage Lending Survey of Banks, the Ukrainian News agency reports.

Briefly about the results of the survey:

▪️ 416 loans for UAH 861 million were granted in the primary real estate market, of which 178 for UAH 330 million were secured by property rights to future real estate;

▪️ 302 loans for UAH 590 million were granted in the secondary real estate market;

▪️ weighted average effective interest rate amounted to 8.15% per annum in the primary market and 8.97% in the secondary market;

▪️the quality of the mortgage portfolio is good: the share of non-performing loans is only 13%.

In the regional context, the largest number of mortgage loans in January was issued to:

▪️in the Kyiv Region (222 agreements for a total amount of UAH 460 million, or 32% of the total volume);

▪️in the Kyiv city (148 agreements for UAH 336 million);

▪️in the Lviv Region (50 contracts for UAH 115 million);

▪️in the Ivano-Frankivsk Region (34 contracts for UAH 67 million);

ADVERTISING

▪️in the Vinnytsia Region (29 contracts for UAH 60 million).

Thirty-eight banks with a share of more than 95% of the total gross mortgage portfolio responded to the survey, of which 16 banks informed about the issuance of new mortgage loans.

As the Ukrainian News agency earlier reported, the Financial Stability Council has approved the Strategy for the development of mortgage lending aimed at developing market mechanisms in this market segment to increase the availability of housing.
