Mortgage lending in November decreases by 6% to UAH 1.5 billion

In November, Ukrainian banks issued 743 mortgage loans for a total amount of UAH 1.5 billion, which is 6% less than in October (UAH 1.6 billion).

This is evidenced by the data of the monthly survey of banks on mortgage lending, the Ukrainian News agency reports.

Thus, in November, 434 loans for UAH 910 million were provided on the primary real estate market, of which 163 for UAH 319 million were provided on the collateral of property rights to future real estate.

309 loans for UAH 614 million were provided on the secondary real estate market.

The weighted average effective rate was 8.14% per annum in the primary market and 9.42% in the secondary market.

The quality of the mortgage portfolio is good: the share of non-performing loans is only 11%.

In terms of regions, the largest number of mortgage loans in November was issued:

- in the Kyiv Region (239 contracts for a total amount of UAH 521 million, or 34% of the total);

- in Kyiv (148 contracts for UAH 343 million);

- in the Lviv Region (51 contracts for UAH 109 million);

- in the Ivano-Frankivsk Region (40 contracts for UAH 75 million);

- in the Volyn Region (32 contracts for UAH 56 million).

During the survey, 38 banks with a share of over 95% of the total gross mortgage portfolio responded, of which 14 banks reported issuing new mortgage loans.

As the Ukrainian News agency earlier reported, the Financial Stability Council approved the Strategy for the Development of Mortgage Lending, aimed at developing market mechanisms in this market segment in order to increase housing affordability.
